PENNINGTONGAS, LLC, et al., Defendants.NoticePlaintiff, Randolph Ira Williams, Jr., has filed a complaint entitled "Verified Complaint to Quiet Title" in which he is seeking a judgment from this Court quieting title in real property located near 1603 Plum Street, Baltimore, MD 21226 in which Plaintiff claims he has acquired fee simple title to and extinguished any right to use the subject property by adverse possession. Notice is hereby issued by the Circuit Court for Baltimore City that the relief sought in the aforementioned Complaint may be granted unless cause be shown to the contrary. Defendants, any unknown persons claiming any legal or equitable right, title, estate, lien, or interest in the property that is the subject of this action, are to file a response to the Complaint on or before the 10th day of April, 2026. The subject property includes "Adverse Possession Area 1" and "Adverse Possession Area 2" (collectively referred to as "Total Adverse Possession Area" in Plaintiff's Verified Complaint to Quiet Title) and are described as follows: ADVERSE POSSESSION AREA 1 BEGINNING for the same at the corner formed by the intersection of the south side of Plum Street (66 feet wide), with the west side of an alley 15 feet wide lying parallel to and 85 feet east of Pennington Avenue, and running thence and binding on the south side of Plum Street, with all courses of this description referred to the meridian established in the Maryland Coordinate System NAD83 (2011), (1) North 85° 39' 51" East 15.00 feet to the east side of said alley, thence running and binding thereon, (2) South 04° 20' 09" East 100.00 feet to the north side of an alley 20 feet wide there situate, thence running and binding thereon, (3) South 85° 39' 51" West 15.00 feet to the west side of the firstly abovementioned alley, thence running and binding thereon, (4) North 04° 20' 09" West 100.00 feet to the point of beginning; containing 1,500 square feet or 0.0344 of an acre of land, more or less as surveyed by S.J. Martenet & Co. in November, 2025. ADVERSE POSSESSION AREA 2 BEGINNING for the same at the corner formed by the intersection of the west side of an alley 15 feet wide lying parallel to and 85 feet east of Pennington Avenue and the north side of an alley 20 feet wide lying parallel to and 100 feet south of Plum Street, and running thence and binding on the north side of the secondly abovementioned alley, with all courses of this description referred to the meridian established in the Maryland Coordinate System NAD83 (2011), (1) South 85° 39' 51" West 0.63 feet to the southerly prolongation of the east face of a 1-story block building situate on the land which by deed dated June 17, 2022 and recorded among the Land Records of Baltimore City, Maryland in Liber M.B. 24934, Folio 440 was granted and conveyed by Dhanju, LLC to Penningtongas, L.L.C., thence running and binding reversely on said prolongation, (2) North 04° 38' 38" West 2.10 feet to the southeast corner of said building, thence running and binding on the east and north faces of said building, the five following courses and distances, viz: (3) North 04° 38' 38" West 24.04 feet to the southwest corner of the block building which has been constructed on the lot to the east, (4) North 04° 38' 38" West 40.33 feet, (5) North 82° 23' 03" East 0.66 feet, (6) North 03° 00' 37" East 0.15 feet, and (7) North 85° 26' 03" East 0.31 feet, to intersect the west side of the firstly abovementioned alley 15 feet wide, thence running and binding thereon, (8) South 04° 20' 09" East 66.66 feet to the point of beginning; containing 54 square feet or 0.0012 of an acre of land, more or less as surveyed by S.J. Martenet & Co. in November, 2025. Failure to file the response within the time allowed may result in a judgment by default or the granting of the relief sought.
